Buy property in Marbella, with independent advice.
We advise buyers. Not inventory. Independent property advisory for international private clients acquiring €1m+ property in Marbella, Benahavís and across the Costa del Sol.
In short
Buying property in Marbella usually follows five steps: define a clear brief and budget, shortlist and analyse properties, negotiate and reserve, complete legal and technical due diligence, then sign the deposit contract and complete before a notary. An independent advisor represents the buyer throughout.
How buying in Marbella works
- Brief and budget, including financing structure
- Search across listed and off-market property
- Property Intelligence memo for each shortlisted home
- Negotiation and reservation
- Legal, technical and planning due diligence with independent professionals
- Private purchase contract, typically with a deposit of around 10%
- Completion before a notary and handover
Purchase costs
Resale purchases in Andalusia are generally subject to transfer tax (ITP) at 7% of the price, plus notary, land registry and legal fees. New builds are subject to VAT and stamp duty instead. Your lawyer should confirm the applicable rates for your purchase.

FAQ
Questions buyers ask
Can foreigners buy property in Marbella?
Yes. There are no general restrictions on foreign buyers. You will need an NIE and, in practice, a Spanish bank account.
What does a buyer’s advisor do?
A buyer’s advisor represents only the buyer: searching the whole market, analysing properties, negotiating and coordinating lawyers, surveyors and lenders through completion.
Do you sell your own listings?
Our role is buyer-side advice. Where we present an exclusive listing, such as our El Madroñal villa, we say so clearly.
