Financing
Cash, mortgage or portfolio-backed financing: choosing a structure
A plain comparison of cash, Spanish mortgages, portfolio-backed lending and hybrid structures for Marbella buyers.
Cash
Simple and fast, with no lender conditions. The cost is an opportunity cost: capital that was invested is now concentrated in a single illiquid asset, and selling investments may trigger tax.
Traditional mortgage
Spanish lenders assess income, residency status and the property itself. Non-residents are often offered lower loan-to-value ratios than residents, and the process includes a bank valuation and more property-specific documentation.
Portfolio-backed financing
Secured on an eligible investment portfolio, often interest-only, and potentially faster to arrange. It introduces market risk: if the portfolio falls, additional collateral may be required.
Hybrid
Combining a mortgage with a portfolio-backed facility can fund the full purchase price without selling investments, while keeping leverage on each component moderate. It should always be stress-tested.
Financing examples are illustrative and do not constitute an offer of credit. Availability depends on the client profile, collateral, property, jurisdiction and lender approval.
