Advisory

Why private buyers use independent advisory in Marbella

How buyer-side advisory differs from a listing agent, and where it adds value in a €1m+ Marbella acquisition.

The listing agent works for the seller

In Marbella most properties are marketed by agents who are paid by the seller. Many are excellent, but their role is to achieve a sale. A buyer-side advisor works for the buyer: sourcing across the market, challenging the asking price and coordinating due diligence.

Where independent advisory adds value

  • Defining the brief: area, plot, layout, liquidity and how the property fits your wider balance sheet
  • Searching the whole market, including off-market and quietly marketed homes
  • Producing an evidence-based view of value, rather than repeating the asking price
  • Coordinating lawyers, surveyors, tax advisors and lenders
  • Structuring financing so that investments do not have to be sold automatically

A memo, not a brochure

For shortlisted homes we prepare a short investment memo: why we like it, what we would challenge and what must be verified before any deposit is paid. Data we do not have is flagged as such, never estimated.

General information only, not legal, tax or investment advice. Rules and rates change; confirm with independent professionals.
