Using price per m² properly in Marbella
Why €/m² is a useful starting point and a misleading endpoint when comparing Marbella properties.
A starting point
Price per built square metre helps compare homes of different sizes. On every live listing we show €/m² calculated from the asking price and the built area reported in the feed.
Why it misleads on its own
- Built area definitions vary: terraces, basements and covered areas may or may not be included
- Plot size, orientation and views are not captured
- Condition and specification drive large differences
- Registered and cadastral areas sometimes differ from marketed areas
What we do
For shortlisted homes we compare like with like and state our sources. Where comparable data is not available, we say so rather than estimate.
